An investor’s guide

Stateful vs Hemlane

Hemlane adds repair coordination and leasing help on top of rental software. Stateful is the books: a separate ledger for each LLC you own.

Short answer

Pick Hemlane if your bottleneck is time: you are a remote landlord and want repair coordination and leasing agents.

Pick Stateful if your bottleneck is the books: multiple LLCs, your CPA wants a balance sheet per entity, and you are tired of pushing activity into QuickBooks. $15/month or $144/year.

Tracking versus the books your CPA needs

Income and expense categories tell you where cash went. At year end your CPA usually also wants a balance sheet for each LLC: cash, loans, deposits you hold, and equity, plus a Schedule E view per property. Hemlane's pricing page describes income and expense tracking and cash flow. Its trust-accounting page describes owner statements and Schedule E prep for that product. Confirm which plan you are on.

Stateful keeps double-entry books and a balance sheet per LLC, and Schedule E per property, for your CPA to review. Stateful is not a CPA and does not file your return. What to gather is in the year-end CPA packet for rental LLCs.

Hemlane for operations, Stateful for the books

Yes, you can run both. Use Hemlane when you want repair coordination or leasing help, and keep Stateful as the ledger of record for each LLC. Two tools still means one set of books you close. Record the rent, the fees, and the repairs on the LLC that owns the property.

The products do not post to each other. Online rent payments stay in Hemlane. Stateful tracks the rent after you receive it. If you are also comparing a full property-management suite, see Stateful vs DoorLoop. Plan details are on Stateful pricing.

Questions

Does Hemlane replace separate books for each LLC?

Hemlane tracks income and expenses, and its help center describes getting those transactions into QuickBooks through the bank feed or a file import. That keeps QuickBooks in the path. It does not, by itself, give each LLC its own double-entry ledger and balance sheet. If your CPA wants those books, that is a file per company in QuickBooks, or the books in Stateful.

Can I use Hemlane and Stateful together?

Yes. Hemlane can coordinate repairs and leasing. Stateful can be the ledger of record for each LLC. They do not post to each other, so pick one set of books and record the rent, fees, and repairs there.

Does Stateful collect rent?

Not yet. You track rent you receive. Paid Hemlane plans list online rent payments. Online rent payments are not available in Stateful yet.

Which is right for you?

Choose Hemlane if repair coordination and leasing help are the bottleneck. Choose Stateful if you need a balance sheet per LLC and Schedule E for your CPA, without a separate QuickBooks file for every entity.
