Manage more landlord clients without growing your bookkeeping team.
Rental accounting your clients own and you work in: separate books for every LLC, profit and loss by property, rent connected to the ledger, and every client workspace from one login.
Rental books set up right from the first entry.
Rental accounting, built in.
Mortgage payments split into principal, interest and escrow. Security deposits held as liabilities. Repairs an owner paid personally tracked as owed to them.
Books by legal owner.
Each LLC, person or partnership a client owns through keeps separate books and its own balance sheet. Properties sit under their owner, and reports filter by LLC.
Year end from the same ledger.
Schedule E by property, a mileage log from the landlord app, and report exports for the return come from the books you reconcile every month.
Less rework in every client file.
The same monthly work, without rebuilding rental structure on top of a general ledger for each client.

Partner questions
Do I need my own Stateful subscription?
No. People invited to a client’s workspace are never asked to buy a separate subscription. Each client’s workspace is covered by that client’s Investor plan.
Who owns the client’s books?
The client. Each workspace belongs to the client who created it, and they can remove your access from Settings → Team at any time.
What are the partner terms?
Preferred partner pricing and referral rewards are confirmed with each firm when its application is approved. Nothing on this page commits Stateful or your firm to a specific price, commission or payout.
Can you help move my existing clients?
Tell us in your application how your clients keep their books today. Help with moving your first clients is part of the conversation when we review your application.
Can my staff work in client books too?
Yes. Each person on your team uses their own login, and the client invites each of them as an accountant.
Does Stateful give tax advice?
No. Stateful keeps rental books and produces reports. Tax treatment stays with you and your client’s tax professional.
